Real Estate as an Alternative Asset Class has been widely held and offers both tax advantaged yield and portfolio diversification. However real estate has its own specific risks (regulatory, capital markets, political and operational) that require specific expertise within different subsectors. Additionally, it can provide a solution(s) for a broad range of institutional and individual investors (many times in the same vehicle) and utilizes financing structures particular to its underlying assets. SAIA will present a highly experienced panel of investors who will discuss their investment sectors, what drives returns within those sectors and the particular risk each has to address in serving their investors.
Panel Moderator: Ed McGovern, Managing Director – Security Properties
Ed has over 20 years of finance and real estate experience involving high rise commercial development and real estate private equity. While at Security Properties he has syndicated or raised real estate debt and equity funds from high net worth investors, institutions and family offices that contributed to the capitalization of over $1 Billion of multifamily real estate. His career has involved both investment and disposition roles in office, hotel, retail and multifamily real estate for both ground up development and acquisition rehab projects. Prior to joining Security Properties in 2009, he held real estate development and investment roles with Schnitzer Northwest and Bentall Kennedy, as well positions in investment banking. He has been responsible for the development and leasing of over two million square feet of commercial real estate in the Pacific Northwest. He holds a Bachelor’s of Science in History from the U.S. Naval Academy, an MBA from Columbia University and a Certificate in Construction Management from the University of Washington. He currently serves as a Board Member and Adjunct Professor for the University of Washington Runstad Master Science in Real Estate program. He was recently selected to the Corporate Board of Directors for NAIOP. Ed also serves on the SAIA Board of Directors.
Jonathan Needell, President & Chief Investment Officer – Redwood-Kairos Real Estate Partners
Jonathan Needell serves as President and Chief Investment Officer of Kairos, since joining the company in 2006 as its Chief Financial Officer. Mr. Needell oversees acquisition and development underwriting and analyses, dispositions, and asset management. Mr. Needell also oversees all strategic and business planning, sourcing and structuring construction, mini-perm, and permanent debt, joint venture equity financing, financial reporting, and lender and equity partner relations.
Prior to joining the firm, Mr. Needell was the Investment Director and Chief Financial Officer of Schnitzer West (formerly Schnitzer Northwest), a commercial real estate investment and development firm based in Bellevue, Washington. While at Schnitzer, Mr. Needell was responsible for the sourcing and structuring of the firm’s debt and equity financing efforts as well as its lender and equity partner relations.
Prior to Schnitzer, Mr. Needell served at Merrill Lynch & Co. as Director – Corporate Finance Group in the Investment Banking Division. Mr. Needell started his career at Merrill Lynch in 1992 and held several positions within the Real Estate Group, Investment Banking Division, prior to moving to the Corporate Finance Group in 2000. At Merrill Lynch. he developed and maintained client relationships relating to corporate finance products in several focus areas including real estate, media, and general industrial. In addition, he worked extensively in capital raising activities and deal structuring and negotiation. During his tenure at Merrill Lynch, Mr. Needell executed at least fifty transactions with an aggregate value of over $15 billion. These transactions included mergers and acquisitions or strategic private equity and PIPE investments, structured and convertible bond offerings, unsecured debt and preferred equity offerings, public secondary and add-on equity offerings, secured debt and commercial mortgage backed securities offerings, and several initial public offerings of equity in real estate investment trusts (REITs).
Mr. Needell holds a Bachelor’s degree with a double major in Economics and History from St. Lawrence University in Canton, New York. He is a member of the International Council of Shopping Centers and a member of the Urban Land Institute. Mr. Needell sits on the Investment Committee for the Board of Directors of Children’s Hospital of Orange County (CHOC) at Mission Hospital and the Board for The Center for Investment and Wealth Management for the University of California Irvine. Mr. Needell is also a four-time Ironman.
Steen Watson, Partner and Co-Founder – Chestnut Real Estate Funds. Steen is primarily responsible for the firm’s operations, capital management and investment decisions, as well as overseeing asset and portfolio management. He founded Chestnut Real Estate Funds in 2012 to invest alongside proven real estate partners by providing equity capital for middle market commercial real estate projects.
Prior to founding Chestnut Real Estate Funds, Steen was Vice President of Investments for Baker Storey McDonald Properties, a retail developer in Nashville, TN. During his tenure the firm acquired or developed over $100 million of shopping centers. Prior to then, Mr. Watson was Vice President in the Institutional Properties Investment Group at CBRE in Washington, DC. Steen holds an MBA in finance from Vanderbilt University and a BS in Political Science from Vanderbilt University.
Bill Turner, PHD, Director of Timberland and Portfolio Manager – Silver Creek Capital Management. Bill is the Director of Timberland. He is responsible for asset class research, investment strategy, and reviewing prospective acquisitions. As the Director of Timberland, he oversees the timberland valuation process and works as a liaison with our strategic partners. Bill has over fifteen years of timberland investment experience; including portfolio management, forest management operations and planning, and timberland transactions. Prior to joining Silver Creek in 2013, he was a director at Forest Legacy Investments.
Earlier in his career, he worked with Olympic Resource Management, a Pope Resources Company, which managed over 650,000 acres of timberland and served as the western timberland manager for the Hancock Timber Resource Group. On behalf of institutional and private investors, he has led the valuation analysis of over $3 billion of timberland assets. Bill holds a PhD in Forest Resource Economics from the University of Washington, a Masters in Applied Economics, and a B.A. in Business Administration with a concentration in Finance.
Todd Seneker, Managing Director – Columbia Pacific Advisors. Todd joined Columbia Pacific Advisors in 2012 and is the Managing Director of all real estate investment strategies. Todd has overall accountability for Columbia Pacific’s real estate acquisition, development and asset management platform. Since joining Columbia Pacific Advisors, Todd has led the acquisition, development and/or re-positioning efforts for over 2,500 senior housing units, approximately 1,200 multi-family units, and over 800,000sf of commercial space throughout the US. Prior to joining Columbia Pacific Advisors, Todd was an Investment Director with Schnitzer West, where he oversaw several multi-family development projects located throughout the Puget Sound Region. Todd graduated with a B.A. in Economics from Dartmouth College and has a MBA from the Anderson School at UCLA.
